“Residential pays the bills… Commercial builds the empire.”
One thing I’m realizing in Commercial Real Estate 101 is that the shift from residential to commercial changes the entire investment game. Residential can create steady income, but commercial real estate opens the door to larger opportunities, longer leases, and stronger long-term wealth potential. That’s why learning the fundamentals and understanding how commercial deals work can be a powerful step for any investor. Curious to hear from others here, what first attracted you to commercial real estate?

It's alot of work to but a house & manage it. It's alot more work to buy 10 of them.... but buying one apartment with 20 doors is only one loan, doesn't need to look at your personal finances, and with the right deal & value add approach, has a FAR GREATER growth potential than what the 10 houses can appreciate compared to comps. Commercial is valued based on the income it provides, not how much the neighbors property sold for, so the growth potential is WAAAAAY higher! It's all about the money & time.

Commercial Realtors road block 🤔
As I was about to ask him to make an offer on my behalf, he said: Before you submit an offer, is there a way you could send me some sort of documentation of proof of funds or approval of financing if you go that route. Financing may not apply if it’s 1031. Theres a good chance the seller’s broker will want some sort of documentation with a deal this large in value. How do I overcome that? 🤔

What are the details of the deal? Where is it located? I have a few people in my pipeline in Texas. One of them specializes in Houston. He has over 4,000 units last we talked & has a property management company. Another lives in Austin, but doesn't invest there. San Antonio is his biggest focus but he buys in other areas as well. I also met a couple of guys recently who focus in DFW & know some seasoned operators there as well. But location matters so much in Texas (& really anywhere) as there are some areas of Dallas people don't want, Austin isn't great, & even in preferred cities, it still has to be in an area with demand & good fundamentals.

@Greg Morrison I know some big players in the game, but $7B?... I'm fairly well connected but only have 1 guy in my network that's a billionaire... but even he couldn't take this down, nor do I think he would want a hospitality biz. This one would be a 'gotta know somebody' to get it done. It would be cool, but this one seems unlikely in my opinion. Just trying to be realistic. I like to be optimistic, but with rationality.

@Greg Morrison is this an offmarket deal? I have a friend who may be able to identify Developers in the area who may be interested if there's a current demand in that area. Are there already permits or plans approved? Is the Horizontal Developing complete? Is it vacant or need structures removed?

All those sound great! C & D is probably what I personally would benefit from the most. But I know we are all at different levels in our journey & even the things I think I know, I'm sure I could use help honing my skills. Getting in the reps is how anyone gets good.... whether playing sports, building muscle, building habits, etc. It's all about consistency & taking action. A goal on paper is just a dream until you take the steps to achieve it! 💪
