Quick update on the Crow Rd MHP deal I posted yesterday 👇 I’ve got a serious buyer lined up on this one, but he’s looking to bring in a capital partner to help get it across the finish line—and ideally someone with mobile home park experience as well. Deal Overview: - 15-unit mobile home park (currently ~12 occupied, previously stabilized) - Mix of lot rent + park-owned homes - ~8 acres existing park - Additional ~17 acres for future expansion/development Structure / Opportunity: - Looking for a capital partner to come in on acquisition - Preferably someone with MHP experience (operations or ownership) - Willing to offer: 5–10% equity on the park (in-place cash flow) 60–70% equity on the land (development upside play) Plan is to stabilize the park first, then work into developing the additional acreage over time.
