Concidering a POL
I found a 2 unit property. Not exactly what most are working towards here or what I have for long term plans, But I think it will be a good small scale start. Its off market. Offering $80k with $240 rehab ARV will be $450-$485k. 2 - 3 bed 1 bath units rent would be $1800 for each unit. This would give me all my investment back on the refi and leave me with fully renovated 2 unit building to start off with. Thoughts ro suggestions welcomed?

How I almost gave up on my first deal… until I tried this one trick
I’ve been lurking in commercial real estate for months, feeling like I’m missing some secret everyone else knows. I kept overthinking everything “Am I calling the wrong owners? Am I asking for too much? Do I even know what I’m doing?” Then last week, I tried a tiny shift in how I approached off-market properties, and something clicked. We normally do single family flips, while operating our Home renovations company. We are looking to make the move to multi family BRRR. In the informational phase right . Trying to learn as much as possible before pulling the trigger

@Mercy Praise I plan to learn from everyone here. and I do know I can partner with others but if I can keep cost down by learning as much as possible before paying that helps me make a more educated decision
