About me
Hey everyone šŸ‘‹ I’m RaphaĆ«l, currently living and investing in Bali, Indonesia 🌓 I’m a real estate investor and entrepreneur in proptech, passionate about how technology is reshaping the way we buy, sell, and market properties. My goal for this year is to grow my investment portfolio, connect with forward-thinking agents and investors, and exchange insights on how tech can make real estate more efficient and creative. Excited to learn from everyone here and contribute to the community! šŸš€

Let’s Talk Cold Calling
I dropped a new video on Instagram today making fun of cold callers who just cant handle the pain: https://www.instagram.com/reel/DQmpJM-Ej1G/?igsh=NTc4MTIwNjQ2YQ== Let’s be real — cold calling isn’t for everyone. It just requires energy and strategy to survive Here are 3 quick tips that’ll help you crush your next calling session: 1. Prep Your Mindset Before You Dial Don’t just start calling — warm yourself up. Run through your script out loud, get your energy up, and remind yourself: you’re offering value, not begging for business. 2. Focus on Conversations, Not Scripts Scripts are a guide, not a cage. Listen more than you talk. Ask questions that get them to open up — your goal is connection, not perfection. 3. Track Every Call Like It’s a Rep in the Gym Cold calling is all about volume and consistency. Track your numbers — dials, contacts, appointments — and aim to improve just 1% each day. That’s how the pros get results.

Anyone else been hit with this virus? šŸ¤’
I’m on day 5 and still feel terrible — but somehow have managed to chip away at work between naps and meds kicking in. āœ… Pulled new lists for cold calling āœ… Caught up on messages āœ… Sat at the Franchise Tax Board for 3 hours (fell asleep in the lobby šŸ˜…) āœ… Updated every single task in Follow Up Boss All done in random bursts of energy between coughing fits. I’m sharing this because I think there’s always something you can do — even when you’re down bad. Maybe I’m weird for not fully resting, but if I stop completely, I feel weaker. Anyone else been sick lately? Is there something going around right now? What do you guys do when you're sick?

kids maybe? They usually love to share their germs and cough in their parents personal bubble šŸ¤¦ā€ā™€ļø I get so OCD when anyone is sick in my household, which isn’t often luckily. Always have disinfectant station of stuff and wiping down high contact areas. I still do admin work stuff, or catch up old to do tasks if I can’t be out and about usual. Wishing you a speedy recovery!!
Why You’re Not Getting Leads (and How to Fix It Today)
Most agents think they need more leads and frankly so did I — when really, they need more follow-up. This week, our team reached out to new followers, ran skip traces, and reactivated old data lists — all simple moves that compound fast. Here’s your challenge before Friday: 1. DM every new follower you’ve added in the past 7 days. This is just a simple DM and you can create a template so you don't have to type it every time 2. Send one follow-up to someone you haven’t talked to in a week.- This is a simple text 3. Add everyone who replied to your CRM and tag them correctly.- Please have a CRM haha You don’t need 100 new leads. You need 100 follow-ups that don’t slip through the cracks.

This is so true! I haven’t followed up as consistently and now that I went back revived old leads and some just in time because they were actively looking again Have a system to document last contact, takes notes of convos, people appreciate the small details remembered. Even if you think you are annoying and they haven’t answered the last 8 messages. This could be the one they reply to and say they appreciate the FU. Just do it āœ”ļø
