Final 45-Day Push! Who’s Got a Deal for Me?
We’re in the final stretch of the year — just 45 days left — and I need to refill my pipeline. ✅ Our lending team is one loan away from hitting our 2025 goal. Rates are back in the low 6% range, so refis make sense again, or if you’ve got a purchase that needs to close fast, send it our way! 💪 Our fix and flip channel just closed one today, but we’re hungry for more — need a few more properties to evaluate ASAP. 🏡 And if you’re helping buyers… we’ve got finished flips ready to go. This one in Bay Park is a must-see:👉 4687 Murat Ct, San Diego, CA 92117 Let’s finish this year strong — drop me a DM if you have anything! I can return the favor!

Let’s Talk Cold Calling
I dropped a new video on Instagram today making fun of cold callers who just cant handle the pain: https://www.instagram.com/reel/DQmpJM-Ej1G/?igsh=NTc4MTIwNjQ2YQ== Let’s be real — cold calling isn’t for everyone. It just requires energy and strategy to survive Here are 3 quick tips that’ll help you crush your next calling session: 1. Prep Your Mindset Before You Dial Don’t just start calling — warm yourself up. Run through your script out loud, get your energy up, and remind yourself: you’re offering value, not begging for business. 2. Focus on Conversations, Not Scripts Scripts are a guide, not a cage. Listen more than you talk. Ask questions that get them to open up — your goal is connection, not perfection. 3. Track Every Call Like It’s a Rep in the Gym Cold calling is all about volume and consistency. Track your numbers — dials, contacts, appointments — and aim to improve just 1% each day. That’s how the pros get results.

100% agree, scripts can be as helpful as they can be dangerous.Personally, I prefer to think in terms of structure instead of rigid scripts: Icebreaker → Call framing → Question phase → Offer detail → Proposal. This way, you first calm your prospect’s reptilian brain so they’re less defensive and more open to conversation. Then, through smart questioning and rhetoric, you create the need. Once that’s done, all that’s left is to naturally lead them to your proposal. I’ve worked as a closer for several years, if anyone here in the community records their cold calls and wants to review them together, hit me up. We can exchange feedback, share value, and help each other sharpen our game 👊
