I found a 2 bed flat in South London guide price £100k with a 37 year lease. I got a quote of ~£75k to renew it plus £25k refurb and GDV £280k. It didn't sell and I started contacting the freeholder to get an actual price and putting a deal together that would be my first, went back on the auction site and it had been sold after. Didn't win the property this time but the win for me was that I spotted a good deal that was obviously a good one. Next time it WILL be mine I tell ya 😂

Hello all. I just thought I would share the potential plan of action. Please, if you have any criticism I am all ears as I would rather iron out the faults now, before I make any mistakes. I am considering focus on BRR and Flips as i am confident in my knowledge with these 2 strategies and have chosen the herts/beds/bucks area as i reside in Hertfordshire and know the areas well. However i am not sure if flips and BRR are best strategies for the area. The prices of properties here are fairly high, Hertfordshire is ranked 29th in the UK for house prices. Now although they are fairly high, Hertfordshire is a great place for commuters into London (which is why prices are high). It takes me 25 mins on the train and i am at kings cross (going from Stevenage) so its a really good place for HMO with professional tenants and for family's moving out of the chaos of London and into a more rural and suburban location as well as it being ideal for investors from London as it wont be fair to travel to the investment area. I need to understand more of the local licensing for HMO and the regs but i think there is definitely a need. Now the investors which i will be looking to target will be bankers, high net worth clients and portfolio landlords. Just looking on Rightmove, there aren't many BMV deals available, so i am going to be leaflet dropping to see if i can find vendors who are either struggling to sell through an estate agent but also vendors who have completed the probate process and are looking for a quick sale. Any tips on anything or any criticism of the plan, please let me know. Feel free to share any experiences that you may have had! Once again, Happy Friday! Tony.

@Antony Wilson Hi Antony, good avenue to look down for HMO's but be aware that Stevenage is currently under article 4 direction so you will need full planning permission to change a residential property to HMO. Councils do it when areas begin to get saturated with HMO's so are generally very strict on issuing permission for new ones. If you find their criteria (it differs but they'll say that there can't be x amount of HMO's within x square metres of each other). If you get the register you can work it out, there's also a website where you can pay and it'll tell you whether you'd meet the criteria or not. Maybe try Hitchin? Prices will be higher but you might get a better tenant quality and a higher room rate than Stevenage and it's not article 4.....yet

Hi Sam so this is the deal; my friend is looking to sell her HMO with tenants. I feel I could give her the option to do a R2R so she doesn’t have to deal with tenants or if she wants fully out. If you can get her to serve notice within the next few days before the RRA comes in? But if you've got some decent tenants in there that are reliable and pay on time and don't mind an increase in rent for a more decent property; you could look at some of the R2R operators and find a temporary house to put them in for a few months whilst works take place, knock a bit off their rent payments as a sorry for the inconvenience
