Turnkey BTL opportunity in Knebworth HELP PLS
Hi all, My friend has just contacted me. He has a property where the sale has fallen through. Its on for 220k 1 bed flat, immaculate condition. Can be rented at between £1000 and £1100 per month EPC C Leasehold (Just finding out from my friend how long is on the lease) 75% LTV mortgage balance at £165k Deposit required £55k £12500 stamp duty Approximate mortgage payments £687.50 £110 management fees approx (can someone give me an idea as to what the insurance will be? I have based it off of being 10% of the rental value) Using what i have i have found the following results... Annual ROI is 3.42% Annual Yield 6% The returns aren't great IMO but i just need another opinion

Hello all. I just thought I would share the potential plan of action. Please, if you have any criticism I am all ears as I would rather iron out the faults now, before I make any mistakes. I am considering focus on BRR and Flips as i am confident in my knowledge with these 2 strategies and have chosen the herts/beds/bucks area as i reside in Hertfordshire and know the areas well. However i am not sure if flips and BRR are best strategies for the area. The prices of properties here are fairly high, Hertfordshire is ranked 29th in the UK for house prices. Now although they are fairly high, Hertfordshire is a great place for commuters into London (which is why prices are high). It takes me 25 mins on the train and i am at kings cross (going from Stevenage) so its a really good place for HMO with professional tenants and for family's moving out of the chaos of London and into a more rural and suburban location as well as it being ideal for investors from London as it wont be fair to travel to the investment area. I need to understand more of the local licensing for HMO and the regs but i think there is definitely a need. Now the investors which i will be looking to target will be bankers, high net worth clients and portfolio landlords. Just looking on Rightmove, there aren't many BMV deals available, so i am going to be leaflet dropping to see if i can find vendors who are either struggling to sell through an estate agent but also vendors who have completed the probate process and are looking for a quick sale. Any tips on anything or any criticism of the plan, please let me know. Feel free to share any experiences that you may have had! Once again, Happy Friday! Tony.

I have spoken to 2 potential investors from my social circle who would be willing to see what I can source. I have spoken to another person who is setting up an online estate agency who is happy to work with me, we have a verbal agreement that he will pay me a commission for the referral and if its a flip deal, he will pay me a commission if the investor uses the estate agency to sell. I have also spoken to a builder who is happy to come to viewings with me to help price jobs and also do the work. I plan to have a discussion with my current boss regarding referrals for finance on the deals so there's already potential for a lot of income. Just have to get it all in place which i will be working on over the next couple of months

@Sam Joy There is always something i will need help with aha. But for now i am just taking things step by step and trying to not be overwhelmed. I just put a post up about my potential plan of action, please feel free to comment and criticise. I appreciate your time and help.

Been Going through the training as and when I can. I am a little bit stuck on the best order to do things... Is it better to network to try and get a database of investors first before trying to source? How do I go about getting investors on board if I don't have a track record? If it's best to source first then would be the best time to get the compliance sorted? Thanks.

@Sam Joy thank you for coming back to me in such detail. Do i need to set up my company to co source? Im planning to just retain any profit made within the business for the 1st year of trading. If so, shall i set it up now, co source for a while to get some deals in my portfolio and then sort the compliance out then? I think i will write another post later to explain what i'm planning to do and to see if i can identify anyone who i can work with. I am also going to watch the recent live about investors. Thanks again
