I found a 2 bed flat in South London guide price £100k with a 37 year lease. I got a quote of ~£75k to renew it plus £25k refurb and GDV £280k.
It didn't sell and I started contacting the freeholder to get an actual price and putting a deal together that would be my first, went back on the auction site and it had been sold after.
Didn't win the property this time but the win for me was that I spotted a good deal that was obviously a good one. Next time it WILL be mine I tell ya 😂
