Hi all, My friend has just contacted me. He has a property where the sale has fallen through. Its on for 220k 1 bed flat, immaculate condition. Can be rented at between £1000 and £1100 per month EPC C Leasehold (Just finding out from my friend how long is on the lease) 75% LTV mortgage balance at £165k Deposit required £55k £12500 stamp duty Approximate mortgage payments £687.50 £110 management fees approx (can someone give me an idea as to what the insurance will be? I have based it off of being 10% of the rental value) Using what i have i have found the following results... Annual ROI is 3.42% Annual Yield 6% The returns aren't great IMO but i just need another opinion

Comparables help
After a bit of advice. Been presented with an off market opportunity in Leeds from an estate agent. Its a turnkey property no work required to it. However its priced at £165K (which the agent has confirmed I can offer on the property) The problem is - the comparables. A lot of the comparables are larger sqft. The property itself is 63.89m2. The comparables all within the last year are around the 70-80m2. There's one within 1/2 a mile 70sqm but it needs doing up and is the cost of what the property is up for £165K so really its not a true reflection of the final GDV. So I'm kind of stuck - gut says walk away if lacking on comparables but would be interested to hear peoples thoughts?

Hi Sam so this is the deal; my friend is looking to sell her HMO with tenants. I feel I could give her the option to do a R2R so she doesn’t have to deal with tenants or if she wants fully out.
