Everything I’ve been working toward in self storage is slowly starting to come together. Getting hands-on experience managing a facility.Being put in positions to potentially wholesale deals. Having self storage opportunities sent over for underwriting and deal analysis. Still learning every day, but it’s exciting seeing the consistency and networking start to pay off. Quick question for those who have wholesaled/self-storage assigned deals before: Have any of you used NDAs with buyers when wholesaling a facility? Or do you not really recommend it? I’m trying to figure out best practices here and whether it’s something I should be implementing or if it creates more friction than value. Best Website Platform for Self Storage + Online Rentals?
Hey everyone, quick question for those already operating self-storage facilities or who’ve gone through a website setup recently. I’m looking for recommendations on the best website platform/company for a storage facility website. My main priorities are: Easy online rentals/reservations Online payment processing Ability for customers to easily manage their account Mobile-friendly site Good SEO / Google visibility is a plus I’d also love to hear if there are any features you wish you had added sooner that helped operations run smoother. Also, for business email, do you prefer using a Google Workspace/Gmail address tied to your domain, or have you had better luck with something like Outlook/Microsoft? Trying to build this the right way from the start, so any recommendations (or companies to avoid) would be super helpful. Thanks in advance!

Quick question for multifamily owners/operators:
I house hack and manage 2 small multifamily properties, and I’ve been thinking more about preventative maintenance. Do most of you schedule things like: • annual HVAC servicing • roof inspections • plumbing checks • pest control Or do you usually handle maintenance when issues arise? I’m trying to figure out if building a proactive maintenance schedule into operations actually helps reduce larger CapEx problems over time. Curious how other investors here approach this with their properties. What preventative maintenance has saved you the most money long term?
