Statistical data
Do we have any rough statistical data for sales closing ratios? For example, do roughly 10% of leads close, 25% at walk-through, 50% at accepted offer, 75% after inspection, etc. Thanks

Managing Data and Dialer
My primary lead generation strategy has been cold calling using the ReadyMode dialer. However, I’ve noticed that some days the connection is great and I get a lot of good responses, while other days the response rate drops and I encounter many wrong numbers with longer wait times. I’m curious — how are you managing and segmenting your data to generate the highest number of motivated leads from the dialer? Is there a specific number of times you call a list before retiring it? I’m looking for a benchmark, as last month I had a high dial count but a low contact rate. Any tips are greatly appreciated!

Hey @Adam Rapoport, That’s a great question — and it’s something we’ve tested and refined a lot over time, especially since connection and response rates can vary day to day depending on data source, carrier filtering, and even time of day. Here’s what we did: - Data Sources: We’ve mainly been using Dataflik (along with BatchLeads and 8020 REI occasionally). Dataflik has given us the most consistent results in terms of connection and match rates. - Dialer Setup: We run everything through a multiline ReadyMode dialer to maximize daily talk time, Also we format the list in a way so we dial all the phone numbers. - List Recycling: Each list is called 3 times, then we let it rest for about 3 months before recycling and calling it another 3 rounds. - Tracking: We tag every call outcome (No Answer, DNC, Not Interested, Wrong Number, etc.) - Phone Number Recycling: We used to replace our phone numbers every 3 numbers so we didn't get flagged. We’ve found that the key isn’t just how many times you call a list, but how you segment it based on performance. For example: - If a list gives a high wrong number ratio, it might be a skip-tracing issue — we usually cross-check a small batch with another vendor to see the difference. - If response rate drops suddenly, we test different caller IDs, time slots, or dial speed — that often brings the connect rate back up.

Congratulations to the incredible @Tosanna Pierre locking up first deal! She is proof that believing in yourself, taking action and consistency is the key to success. She shows up on the weekly sales call, asks for feedback and implements. This lead came from a foreclosure list, she was following up with the seller, asked me what questions to ask to move the deal forward called the seller that same day and booked a call for an offer and my team was able to get it to the finish line for her. Blessed to be part of her journey and I know there are many more wins to come! If you still don't have your first deal it's just around the corner the next call could be that deal! Keep showing up
