Are there lenders who lend based on the value of a property and not what I am buying it for? For example, if I buy it for $200,000 but it's worth $250,000 with $50,000, could that be considered as 80% LTV?

Hello! As I'm moving closer to beginning my marketing, I need to buy a local Florida number. I'm in love with Naples, so realistically, I'll probably set that up as my home base and plan to move there once I get my E2 visa. Do you have any recommendations on the type of number or specific digits or an area code to use? For example, I am from Vancouver and people are more comfortable with the 604 area. It shows that you've been around for a while. I wouldn't want to use one of the newer area codes. Also, due to the tremendous number of Chinese and Greater Vancouver people, you want to avoid the number 4 because it means death, and you want to use the number 8 because it means money. Where to find floor plans? Most realtors don’t seem to post them in the pictures, as we do in Vancouver. Is that because most realtors are "frugal" and don't want to pay for the floor plans or do they hide them in the back of the MLS?

Do covered outdoor areas with bug screens count as livable-indoor SQft? Or would it need to have a closable window where it would be temperature-controlled to be livable?
