Always re-negotiate?
It almost makes sense to always use the inspection as a tool to renegotiate for a slightly lower price. Is this a practice that is applied here?

Anyone?
Areas to research/check out
Can you please recommend where you think I should drive around to get an understanding of the areas? I was basically thinking of Fort Myers down. I'm going to rent a Tesla line drive around for two weeks to get an understanding of the different types of areas. Good and the bad. Thanks

@Kevin Jimeno - Do you have a video that shows how to look up cash sales/transactions? How would you embrace AI to assist with this?

SPECIAL ROLE PLAY SESSION LADIES ONLY (REALTOR FOCUS)
For my realtor ladies! I have noticed a lot of women struggle with handling objections and asking for the close prior to the appt and during. So I have organized a special role play for realtors to focus on residencial objection handling today at 3p.m EST We will go over pre-qualifying the lead prior to the appt and setting expectations for the close. Setting expectations at the appointment for the close. Handling objections and closing. See you 3 PM EST Zoom Meeting https://us02web.zoom.us/j/89342047008

Can I wear a wig?
LLC?
As a Canadian, setting up shop in Florida, it looks like I should set up an LLC as an operating business for wholesale and then a separate LLC for flipping and rentals. What are your thoughts? Can you recommend a local attorney who can help set this up at a reasonable price? Do I need to set this up prior to closing the deal or even writing an offer?

@Kevin Jimeno - brilliant advice!
Average deal size?
What is your average deal size? What area(s) do you focus on? What is your minimum per deal? For example, 30k...thanks :)

@Kevin Jimeno - this is very helpful, thank you. Now, if your minimum is 30k, do you have an idea of what your average deal size is? Not including flipping. When you say a small remarket, what does that mean price-wise? If shooting for at least 30k per deal, is that the 200k to 400k range or 300k to 600k range? Thanks
