I recently opened a conversation with a Real Estate Education Company owner and tried getting him on a coffee date.
The hardest part for me so far in my Ronin journey was to remind myself not to be needy for the deal and to keep the detached investor stance.
I guess I've gotten better at it. But I also want to know if I'm not being too cocky.

I can get access to a few beginner real estate communities out there from my network.
I guess these communities would gobble up your offers considering the kinda value you provide.
Right now, what I know for sure is that we have $20k–$40k/month in upside...
...if I can fill in 10–20 spots per month for the [Product Name].
And I can remove all the downsides for you by taking all the risk.

Also , I'm wondering how to shift the direction of this conversation to the BEAMER deal. If he's getting on a call, he'd be expecting me to get him new customers from new traffic sources.
I'm a bit nervous about this if I ever get on a call with him.
