This week what worked was going back to free leads We worked: - Divorced lists - Probate / dead people lists Uncomfortable? Yep. Motivated? Absolutely. These sellers have pressure, timelines, and problems they want gone. I’m attaching some of these lists here for you to use. Lesson:If you’re broke, stop chasing shiny leads.Go where motivation already exists. What worked for you this week?

Send in your recorded calls - Help others by commenting on 2 other posts with feedback or suggestions. 🟦 Wednesday - Deal Breakdown - Share a breakdown of a past or current deal. - Discuss what worked, what didn’t, and any lessons learned. - Include numbers and negotiation insights. - Leave feedback on at least 1 other post! 🟧 Thursday - Rolodex Roundup - Share a vendor, lender, or contact that’s helped you recently. - Think about someone valuable: an investor-friendly agent, hard money lender, or GC. - Include their info and a quick review. 🟥 Friday - Hit List - Post details about who you are targeting - Let’s support each other and hype it up to anyone in the area. - Provide feedback on 2 open house posts! ⚫ Saturday - Creative Strategy Drop - Share a creative strategy, script, or play that’s worked for you. - Could be about buyer incentives, seller financing, JV splits, or FSBO conversations. - Help the team grow and succeed! ⚪ Sunday - Weekly Wins & Intentions - Reflect on your wins from the week. - What’s your ONE top priority for the upcoming week? - Who do you want to partner with or support next?

Buyers Are Moving Fast — Who’s Got a Deal?
Right now is a buyer-speed market, and that’s a good thing if you’re paying attention. I’ve got 4 deals under contract, but while I was negotiating, 3 buyers went and bought other properties. That’s not a problem — that’s proof of demand. Buyers are moving fast, which means there’s more opportunity everywhere if you can keep deals coming. So this is me asking directly: Who has a deal and where do you need help? Price too high? Buyer feedback weird? Need help dispo’ing? Need eyes on numbers or strategy? DM what you’ve got — address, city, price, or just the problem you’re running into. Let’s get more deals in the pipeline and match them with buyers who are ready to move.
