The May Dialer Challenge — Who's Making the Most Verified Calls?
New month. New challenge. Here's how it works: Track every verified call you make through your dialer in May. Verified = the call connected and you actually spoke to someone. At the end of the month, the person with the most verified calls wins: - A feature post across my communities - - Community shoutout - - Bragging rights Rules: 1. Must use a dialer (Enzo preferred — link in comments) 2. 2. Verified calls only — connections, not just dials 3. 3. Post your weekly count in this thread every Thursday Drop your Week 1 goal in the comments right now. If you don't have a real dialer yet, get set up this week. You're not competing without one. Let's see who's actually working.

Week 1 goal — drop it below. And if you need a dialer that tracks verified calls accurately, I use Enzo: [ENZO DIALER AFFILIATE LINK — UPDATE THIS LINK BEFORE TASK RUNS]
Know Any Investors Looking for Consistent Deal Flow?
Direct ask here. If you know investors — fix and flip, buy and hold, doesn't matter — who are looking for consistent off-market deal flow in the Phoenix area, send them my way or tag them below. I'm actively buying and I'm building relationships with people who move fast, close clean, and aren't a headache. Also: if you know other wholesalers who are producing and need a buyer or a mentor in their corner, this community is for them too. I built Wholesale Mastery because I wanted a room full of serious people. Help me fill it with the right ones. Tag someone or DM me a referral.

Tag anyone in your network who's actively buying in AZ. I'll reach out personally.
Stop Guessing Who Is Buying in Your Market
The biggest bottleneck in wholesale isn't finding deals. It's finding buyers. InvestorBase fixes that. It's a database of real, active investors in your area — people who are actually buying, not just names on a list somewhere. If you're building your buyer list from scratch or you want to know who's moving properties in Phoenix right now, this is the tool. Start here: investorbase.com/call/?ref=Dbr

Building a quality buyer list is a multiplier on every deal you find. DM me if you want to talk through how to use InvestorBase in your market.
How to Talk to Sellers Who've Already Been Low-Balled
This seller comes up all the time. They've been approached before, they feel disrespected, and they're guarded. Here's how to approach them: Don't lead with your number. Ever. Ask them what their situation is first. What would be ideal for them? Timeline, price, terms. Listen before you speak. "I know there are a lot of investors out there making offers that don't make sense. That's not what I'm here to do." Be transparent about your model. Explain that you buy at a discount because you take on risk and repairs. Most sellers respect honesty more than they let on. Focus on their actual problem. If it's the estate, the timeline, the condition — solve that problem. The price becomes secondary when the solution fits. You won't convert every one of these. But the ones you do will be deals no one else could get. What's your opener with a defensive seller?

Letting them vent first is the move. Once they feel heard, the whole conversation shifts. Who's had a breakthrough with a guarded seller?
