Land Opportunities: How This Category Works
Opening this up for land flippers and wholesalers to post deals directly to the group. Here's how to keep it useful instead of turning into a spam feed. What you can post: Land deals only. Raw land, lots, acreage you own or have under contract and are wholesaling or flipping. If it's not land, it goes in General Discussion. What every post needs: 1. Location (county and state minimum, address if you have it, or APN, especially if there is no address available) 2. Price 3. Acreage 4. Utilities status (water, sewer/septic, power, road access - whatever you know) 5. Your contact info or how to reach you Posts missing this info get removed. Not personal, just keeps the feed usable. One post per deal. No bumping the same listing every few days. If it sells or falls through, update the post or let me know and I'll take it down. No blasting the same deal in General Discussion or DMing every member. Do your homework before you post. -This isn't me checking your numbers, it's just good practice. Know your comps, know why the price makes sense, and be ready to answer questions in the comments. Deals that don't hold up under a few questions won't get much interest. Members will figure out fast who posts real deals and who doesn't. Major Disclaimer- ❗I'm not vetting every deal❗ I don't check title, verify ownership, confirm the numbers, or approve anyone who posts here. Anyone in this community can post a listing. That means it's on you to do the same due diligence you'd do on any deal you find anywhere else: pull title, verify the seller actually owns it, check comps, confirm utilities and access yourself. Don't wire money to anyone based on a Skool post alone. I'm giving you a place to post and a place to look, not a guarantee. I'm giving you a place to post. Do your own due diligence before wiring money to anyone, same as you would on any land deal you find off this platform. Spam, off-topic posts, or anything that isn't an actual land deal gets removed.
