Private Roads
What is everyone’s opinion on properties on private roads from a resale perspective? I have avoided anything that does not have public road frontage for flips because financing for a buyer becomes difficult. Manufactured don't have to be sold on the secondary and not all lenders are equal. If there is a private road with an agreement do you avoid them still? What impacts come sale time are there? I would assume it would take FHA, VA, and USDA off the table but perhaps I’m wrong. Thanks all!

Thanks Sean. That may push me to go look at the lots. Great soils on this property and one well/septic already on the lot the biggest hold back for me is the private road (and it is dirt but that’s common down here - even on public roads which doesn’t seem to impact marketability in my experience)

Hey yall! Lacey here. I’m in Hoke county NC and do deals in Hoke, Moore, Cumberland, some of Robeson, Sampson, and Richmond counties. I’ve done flips, BRR, and some other things. I have my brokers license but it’s inactive although I may reactivate to sell my own deals if I can find a BIC that will support it. I never finished it but had my appraisers license at one time too - just lost interest and got a good job offer that had me switch directions. I’m liquidating my rentals to move into some other ventures and restructure my business model with land home packages as the primary growth engine and some capital improvements on another piece I already own. I’m currently trying to figure out the dealer license vs GC. I have a GC and they are wonderful but expensive and I’m looking to do my own deals. I have some great subs but will need more as they are not necessarily mobile guys so they don’t do set ups but have a good lead for one who does. I’m open to partnerships of all kinds - I work with wholesalers, will JV on a deal, I firmly believe I can get more done if I focus on what I’m good at and let others do the same. Looking forward to connecting and learning this model as the next part of my ever evolving RE journey.
