Private Roads
What is everyone’s opinion on properties on private roads from a resale perspective? I have avoided anything that does not have public road frontage for flips because financing for a buyer becomes difficult. Manufactured don't have to be sold on the secondary and not all lenders are equal. If there is a private road with an agreement do you avoid them still? What impacts come sale time are there? I would assume it would take FHA, VA, and USDA off the table but perhaps I’m wrong. Thanks all!

I avoid dirt roads and landlocked properties, but no issues with private roads as long as there is a road maintenance agreement. And FHA, VA and USDA are still eligible on private roads but you'll need to show them the RMA.

@Cynthia Ezechukwu a RMA would be recorded so it should be available by calling the county or pulling public records. A closing attorney should also be able to find this during a title search.
Order of placement
I have my septic permit for my property in Georgia. The septic system is going behind the home. Should I place the home before or after the septic system? If the home is not aligned with the main drainage to the septic system, does this cause a problem? Will the plumber make the necessary adjustments? Thanks, Howard

If the septic is behind the home, you could place the septic first and then the home. The biggest worry with placing the septic first is having trucks and heavy machinery driving over the tank and the lines which would cause some serious damage to the system. As long as drain lines and the tank are very clearly marked and everyone knows where they are, this shouldn't be a problem. If you have a sketch of the where the system will be, you could give that to the set up contractor and confirm with them that they don't see any issues with having the septic installed first just to be safe.

I was offered this lot, but the access point is literally a point. Any possibility this would work?

You'll need to talk with the county. Some counties have specific road frontage requirements, others dont. So before spending any money that would be the first place to call and see if the lot is even buildable. I usually avoid lots that require an easement to access but in this case that little triangular lot isn't buildable so if there is an existing easement through that triangular lot and the county confirms it's buildable, I don't see any issues with it

Warranty
Does any of the manufactured home warranties transfer to new owner? The last one I did didn’t and I’m doing a 2-10 home warranty but would love to use a manufacturer that has a transferable warranty even if I have to pay for it.

Great question! Your warranty when you buy from a dealer kicks in the day it gets delivered to the lot. Typically you'll have a 30 day cosmetic warranty, and a 12 month structural warranty with the factory. The warranty is usually transferable but the challenge is you would have already started the clock on the warranty, so if it takes you 2 months to get CO and then another 2 months to close (30 days on market, 30 days to close), you now ate up 4 of the 12 months, and the end buyer will only get 8 months on their warranty which some buyers make a stink about. So i would recommend paying for a 3rd party home warranty, paid at closing, and put into the end buyers name so they have a full home warranty for a year.

@Kayla Snellings I haven't ran into that issue with Champion or Clayton but each factory within those companies will have different guidelines on their warranty so it can change from location to location!
