I have someone looking for a JV arrangement to show they have 100k in the bank so a deal can close. Curious if we ever do this or who can do this? They are wondering what the fee is.

I just talked to a wholesaler who wants to purchase a community of lots from a developer for $4mm (planning to assign for $5.5mm). He is looking for $40k EMD and double close funding and POF. My question is can we provide POF for $4mm? Not sure what the limit is on POF.

Hello! I just signed up a few days ago haven’t started training yet. I have a few questions: how many hours is training? Will we get our own white label site with a name that we created? Where are the deals coming from?

For a stack method deal where the buyer still needs to line up the DSCR/HML piece, do they: A) Sumit 1 deal as a Stack method and we work with our partners on the DSCR/HML piece. B) Submit 2 deals: 1 on the DSCR/HML section and 1 on the Stack method bucket. Appreciate any clarification here!
