Late this morning I had a conversation with a lead about a big double close (which doesn't have rates posted), and he wanted to know the rate. I told him I'd check and get back to him later this afternoon. But I haven't been able to get an answer, and the East Coast is about to close. I posted here, sent a message to Paul, then eventually looked at the website and called the number thinking I was an idiot for not just doing that. But there was no answer. And then I emailed support. As you can imagine, I'm a bit frustrated, since now I look careless and untrustworthy when it's a big possible deal. What is the best way to get an answer fast—or at least within a couple of hours—when I need it?

I have someone who contacted me and does many flips, he is now going to do even more this year and needs the capital for that. Curious if anyone in here can help me point him in a direction. I want to keep him as a contact and build a relationship, but I don't do HML or PML. He may need me for transactional so I want to build and help him with a direction. Thanks everyone
