At the recommendation of Paul, plus my own motivation I have joined the SUBTO organization. I find it to be an excellent resource with excellent training. I expect to increase my network for Transaction Funding because what Morby does and what we do are integrally combined in many deals.

Fun Facts 🔢
Some of you have asked about different operational or financial numbers over time. I was looking at our current YTD numbers and I found one of them interesting. Cost of Capital + TC Costs = 55.43% of Gross Revenue As you know, on most deals we allocate 50% of the gross revenue to Cost of Capital and TC expense. It looks like we are relatively close to that, but need to find more capital efficiencies to get down to our 50% target. What are other facts about our lending business that you would like to know?

Important update: Mutual Releases (effective immediately)
📣 We announced this on both of the last Thursday calls, and here it is in writing to make sure everyone is aware of this tweak to our EMD process. The mutual release is the doc where your buyer and seller agree up front that if the deal cancels, the earnest money gets released instead of held up. It's what protects the funds on every EMD deal. We used to run three versions, two lighter ones for deals under $40k and a more thorough one for deals over $40k. ⏭️ Starting today, we use the thorough version on every deal, no matter the size. ⏮️ Why the change: a few recent situations on smaller deals showed us those lighter docs left more risk on the table than they should. There's no reason to carry that on a $20k deal when we don't carry it on a $60k one, so we're putting the strongest document on all of them. What to do: from now on, always pull your mutual release from this folder and use it on every EMD deal, regardless of size 👉 Mutual Release - Live Version ... housed in The Library. That folder always holds the current version, so if we ever update it down the road, you'll automatically be using the right one. Pull it from there every time and you're covered. If you've saved either of the old under-$40k versions, stop using them. 🙋‍♂️ Questions? Please share below.

Let's talk about how our new relationship building is going, how our deal flow volume and quality is going, and what we can do to help improve your game. Let me share three of my current challenges. We all have things we are trying to improve at. 👇 Please take a minute to put one of yours into words below. It will help you define it and make it more clear ... and potentially let the rest of us help you out. 1. 📱 Our social media game. I was fortunate to have a good chat with Pace this last weekend and have more clarity on next steps, but now I need to implement. Social media is not my happy place, so I need to be very deliberate in this space. 2. 🪙 Capital raising is an ongoing challenge that also needs more deliberate attention to the funnel management from top of funnel through setting meetings and following up on soft commitments. 3. 🤖 AI support. As much benefit as it is to have specific skills, scheduled tasks and plugins working for us, we need to hire a part time member to focus on this for us. If you've solved this at all, please share what you did. I hope sharing my own struggles makes it easier for you to share what you are trying to improve. If we don't write them down, we have a lower chance of accomplishing them, right? 😁
