@Paul Brown - Would Morby work for GAP funding? Here's a flowchart but I'm not sure if my thinking is right! Actually, the seller wouldn't need to carry back the DP that RQF funded. They would only carry back all of the extra fees to pay RQF, closing costs, etc...????

@Paul Brown in the regular Morby, the seller is in 2nd position so it would be the same with the Morby Gap I would think. Again it only works if the seller is willing to do the seller carry back and second position, right?

I know it’s a big ask for the seller to go in 2nd since they have way more to lose. I’m just trying to figure out how to get more deals to RFQ and since gap is requested so much, it would be nice to figure out how to do it a different way

I also found communities that also offer white label capabilities but at 500% to 700% of our price. Oddly, I didn't find any that offered Transactional and HML/DSCR white labeling with automated nurturing campaigns. That makes me feel like we are building something pretty cool in here together. Thank you all for the feedback that keeps making us better (you know who you are). I think it's safe to say we one of the very best deals out there and certainly better than a kick in the butt. 😜

Thank you Paul for creating this community! I was starting to lose hope that I wasn't ever going to get my first deal but now I'm hopeful! I appreciate you and those in this community.
Opportunity
Hello! Looking for guidance. I have someone looking for down payment and rehab costs $177k - $185k. He says he's using a traditional hard money lender and they allow a 2nd position. EMD has been submitted. Do we fund down payment and rehab or will I need to find a PML? TIA!

@Paul Brown thank you! I want to focus on the things we loan on. It seems like GAP requests are in high demand but I need to pass them along.

@Paul Brown I went back to him and said in the future if there’s ever a seller finance part of the deal that I could help him possibly get funded with nothing out of packet and he said there actually is another deal where the seller offered to do seller financing. I told him about the Morby method and he’s really interested!

Not sure if everyone knows this, but you can create multiple additional buttons on your white label site! I thought it was just one, but I've been able to add 2 so far.

$1M down payment needed for a few hours.
I’m new here. I recently had a conversation with a buyer who needs about $1M for a group of properties he is buying in Houston, TX. He submits everything through his team, so I don’t have all the details. What’s my next step? I’ve seen the HUD, and he would like to close early next week. He does a lot of deals so I think this would be a great contact. Full disclosure: I did submit this to a lender in the new Gator Challenge (Pace Morby), however it’s a brand new relationship and I have no visibility into the process as the buyer had his team fill out the application. I’m not sure if or when they will fund it so I thought maybe we could reach out to the buyer and see if we can get them taken care of.
