OMG itโ€™s possibleโ€ฆ I made a $16K Month!!
What a time to be alive! The Month of June + July 1st: 2 Double Closes and 4 Stack Method deals funded and Closed with my own funds! ๐Ÿš€ A lot of hard work and perseverance got me to where I am now. A lot of people didnโ€™t believe in me, was not welcomed to join in rooms with others who have been successful and was told I couldnโ€™t make this business work because Iโ€™m a Mom of 2 babies under 5yrs old with a W2. I dealt with a lot of disappointments and mindset setbacks, but I kept ๐Ÿ‘ on๐Ÿ‘ going๐Ÿ‘ I funded $878,772.41 of my own funds and made a profit of $16,395.85!!!!!! I am so so grateful for God, my husband, and the handful of folks that believed & supported me (you know who you are ๐Ÿ˜‰). THANK YOU! ๐Ÿ™ Looking forward to keeping the momentum! ๐Ÿ”ฅ

Quick lender question for the group โ€”
I've got an investor with a paid-off 9-plex (commercial-zoned), fully rented, ~$5,400/mo gross, 750+ credit, historical rents available. He wants to pull out ~$300K (cash-out refi / DSCR). The snag: he's trying to avoid a full interior appraisal โ€” the building's fully rented so tenant coordination is a headache, plus the ~$2K cost. Two questions: 1. At ~$300K on a commercial-zoned small MF, is a full appraisal always required, or will some lenders accept a desktop / AVM / exterior-only valuation? 2. Anyone have a DSCR or bridge lender that's flexible on valuation for this profile? 3. Appreciate any lender names or pointers. ๐Ÿ™

1000% agree submit for DSCR ... I briefly went down a rabbit hole about appraisals in a related chat. My only comment is maybe all 9 units do not need inspection and that $2k price may be negotiable. Requires super pro level advice โฌ†๏ธ

Sort of a note to self ... I have fallen ill. Too much transactional excitement. Some of the latest chats before I got too under the weather to concentrate: A gal with a 2 for 1 seller finance opportunity but can't do the deal on her own. A realtor/investor weighing options on a large lot with 3 units, room for a 4th, $1M estimated value. A few others attempting to buy or partner on distressed assets, 2 single and 1 commercial. They're a bit more off target than I need ... but it all adds up and I'll maintain discipline. But I tend say hi to the turtles and the rays and the eels ... like Dory ๐Ÿคช

Here is what is possible when you bring us a deal. I'm going to start sharing more of our deals that come through our acquisition team members (you!). We are constantly working on dozens of deals in the system and a little vision into them could be beneficial. Do you want these postsโ“ Someone connected us with an Echo deal in Houston. They didn't need to fund it, underwrite it, do the TC work, or bring the capital. We handled all of that for them. They made the introduction and walked away with $1,375. ๐Ÿ’ฐ That is the whole acquisition model. You bring us the connection We do the uw'ing, TC work, legal, title and capital We both get paid And this is not a one time thing. We pay referrers on Stack and Echo deals all the time. Every one of them started with someone who knew a deal and sent it our way. ๐Ÿ‘‰ If your connections keeps coming back, you keep getting paid.
