📣 We announced this on both of the last Thursday calls, and here it is in writing to make sure everyone is aware of this tweak to our EMD process. The mutual release is the doc where your buyer and seller agree up front that if the deal cancels, the earnest money gets released instead of held up. It's what protects the funds on every EMD deal. We used to run three versions, two lighter ones for deals under $40k and a more thorough one for deals over $40k. ⏭️ Starting today, we use the thorough version on every deal, no matter the size. ⏮️ Why the change: a few recent situations on smaller deals showed us those lighter docs left more risk on the table than they should. There's no reason to carry that on a $20k deal when we don't carry it on a $60k one, so we're putting the strongest document on all of them. What to do: from now on, always pull your mutual release from this folder and use it on every EMD deal, regardless of size 👉 Mutual Release - Live Version ... housed in The Library. That folder always holds the current version, so if we ever update it down the road, you'll automatically be using the right one. Pull it from there every time and you're covered.
