I have reviewed a few NP loan listings recently with long overdue maturity dates. How do maturity dates impact our leverage or ability to get the note performing again?
Best Paid Skip Tracing Tools for Note Due Diligence?
Out of curiosity — what paid skip tracing tools are you using during the due diligence phase when buying notes? One of the most powerful tools I've seen is Forewarn, which is available free-of-charge to realtors to verify and screen prospects before meeting them in person. It’s incredibly robust and accurate — but unfortunately, its terms of use limit it to that safety purpose only. I’m now looking for a comparable tool for the notes side of my business. Forewarn provides: - phone numbers (historical + most recent — usually very accurate) - addresses (same — full history with last known address almost always spot-on) - court records (bankruptcies, foreclosures, liens, driving violations, etc.) - property ownership - vehicle registrations Has anyone found a skip tracing platform that’s similarly accurate and comprehensive — something suitable for note due diligence rather than agent safety checks? Appreciate any recommendations or insights! BTW.... I may post a similar question for credit report providers, but I'm only focusing on skip tracing for now.
Datatree seems off
I use DataTree for preliminary title searches and quick verification of land record data (parcel ID, owner details, conveyances, etc.). I'm assuming there was an update to the platform b/c my reports are suddenly showing differently. For example, the font size is unusually large. More concerning, though, is that my key reports — Transaction History and TotalView — appear to be inaccurate. When I compare what’s shown in DataTree to the actual state land records, I’m seeing multiple discrepancies. Is anyone else using DataTree and noticing similar issues? I’m open to trying alternative tools if there are more reliable options out there. Any recommendations? Thanks, Kareem
Local Bank/CU due diligence
Hey, @Bill McCafferty , do you have connections with banks directly to buy notes from? I'm curious if I was able to connect with a local or small regional bank, do they have a tendency to want to sell packages of NPLs? If I were the bank, I would want to offload many at a time rather than onsies, twosies. And if that's the case, do you recommend doing due diligence on each individual loan before moving forward?
Question about vacant land
Hello all, I'm new and I'm in the learning process altogether as far as notes. I'm curious about what kind of advice y'all have about vacant land -- I know that it's one of the more unpredictable assets. What kinds of questions should I (as a note buyer) ask the seller if the topic is specifically mortgage notes for land? What characteristics should I consider red/green flags in my seller/borrower?
