Chicora, PA - Reperforming 2nd Mortgage Note Purchase - Note Partial Sold (Case Study)
My SDIRA purchased this reperforming 2nd mortgage back in 2023 on a property in Chicora, PA. Shortly after I purchased the mortgage, I sold a Note Partial to one of my investors. Here are the Deal Numbers: - Property FMV: $170k - 1st Mortgage Balance: $68K (Current) - Note Purchase Price: $32,002.88 (Purchase Yield 14%) - 2nd Mortgage Loan Balance Purcahsed: $36,002.88 - Borrower Payments Made: 11 - Borrower Payments Purchased: 349 - Monthly Loan Payment: $400.00 - Current Interest Rate: 12.90% - Note Partial Sold: $14,982.70 (Purchase Yield 10%) - Note Payments Sold: 48 - Monthly Payment Sold: $400.00 I then took the $14,982.70 from the note partial sale & combined those funds with other funds in my SDIRA, $18,402.27. My SDIRA then purchased another reperforming 2nd mortgage on a property in Florence Township, NJ. Here are those Deal Numbers: - Property FMV: $550k - 1st Mortgage Balance: $234K (Current) - Note Purchase Price: $33,384.97 (Purchase Yield 13%) - 2nd Mortgage Loan Balance Purchased: $45,294.80 - Borrower Payments Made: 13 - Borrower Payments Purchased: 227 - Monthly Loan Payment: $415.98 - Current Interest Rate: 9.0% The thought process was to keep my investor happy, and to keep idle money in my SDIRA working for me. All tax free in my Roth SDIRA.

real estate data & analytics platforms
i used to have propstream, but now I use batchleads. propstream bought batchleads this year, so we'll see how that goes there are many other comparable tools - dealmachine - rei blackbook - etc heck, we can even include the MLS and RPR. do you use such a tool for your notes biz? if so, which one and why? i use batchleads b/c i find the quality of data is not that bad for what i do as an investor but i never considered which tool would be good for notes would love to hear what others are using
land records monitoring platform
assuming the focus is seller financed notes, does anyone know of a service that can monitor land records and notify you when changes are made (e.g., libor & folio entry added for newly recorded deed of trust/mortgage)? i know sources for seller financed notes lists. But lists are only as good as the data. And getting this info directly from the counties, which are the authoritative sources, would be most ideal.

i wouldn't mind paying for it. I'm thinking something has to be out there that does this. how do banks know ownership changed so they can call a loan due via the due on sale clause? i came across a product offered by datatree that may be close to what i need. I'll keep exploring.

I'm a real estate agent licensed in DC, VA, and MD. I work primarily off-market deals but have my license simply as a tool in the toolkit to help distressed homeowners (e.g., do short sales). i market only to homeowners facing foreclosure, and try to automate as much as possible using gohighlevel, which is my crm. i use only direct mail, and it takes quite some time for homeowners to reach out. it aeems like they decide to call when the trustee sale is just a few days away. i think my issue is getting homeowners to call sooner rather than later so i can actually help them. is there a problem with my message? sequencing? mailer type (letter vs postcard)? i may have to do some A/B testing to figure this out.

i have a lot of what you've outlined (multi-touch mailer campaign, QR codes, landing page, lead magnets, email sequence, etc) i even have a 24/7 virtual receptionist service accepting all my inbound calls. the business never sleeps! I just wake up, review all that was done on my behalf, and call my prospects back. my issue is that my leads wait too long to contact me. i'll send you a DM so we can schedule a time to connect.
