Real Estate Agents — What’s the One Thing Slowing You Down Right Now?
Over the last few weeks I’ve been talking with a bunch of agents, and I noticed something interesting: Most people don’t struggle with getting leads… they struggle with what happens after the lead comes in. Some told me: “People stop replying after the first message.” “My follow-up is all over the place.” “I’m juggling too many conversations at once.” So now I’m curious, for you personally: 👉 What part of your client process feels the most chaotic right now? Lead response time? Booking calls? Nurturing? Organization? Something else? I’m asking because I’m trying to understand the REAL bottleneck in this industry… and I think the answers here could help a lot of people. @Huey L.McGregor What you describe above for follow up sequence only for RE agents? I am similar to @Kareem Aaron and target off-market real estate. Do you work in this area also?

i used to have propstream, but now I use batchleads. propstream bought batchleads this year, so we'll see how that goes there are many other comparable tools - dealmachine - rei blackbook - etc heck, we can even include the MLS and RPR. do you use such a tool for your notes biz? if so, which one and why? i use batchleads b/c i find the quality of data is not that bad for what i do as an investor but i never considered which tool would be good for notes would love to hear what others are using

I use propstream for physical real estate searches. For notes, its all about relationships. You can find notes on sites like Paperstac but they wont be as good as the ones you find in communities like this one.

i read not only "invest in debt", but also the official HP manual for the physical calculator. i think I'm pretty proficient with the tool, but I'm trying to learn how to use it for more scenarios (nothing specific, just want to continue exploring) has anyone taken additional training above and beyond what I've already mentioned? and was it helpful? I found a CCIM course and some books on amazon, but i'd prefer to jump into something recommended vs random stuff i find online.

I love my financial calculator but for complex situations using excel is best. Also look at https://www.tvalueonline.com/Account/Login. Many investors like this also.

Yes. The perfect note all depends on your goals. My goal is to multiply my money at 20%+ per year. So if I find a performing note with a 20% yield or a NPN that can give 20% IRR, its a perfect note for me.
