Entry Level Matchmaker
Hey guys I'm just starting out as an entry level introduction (2%) matchmaker. I'm leveraging an escrow/title attorney that I've sourced high cap rate assets to in the past. He regularly sees newly created notes, seller-finance deals, carryback seconds, wrap notes, and sub-creative transactions. I'm thinking of utilizing a seller intake form that can be filled in < 2 minutes when a client asks. - “What can I do with this note?” - “Can someone buy my 1st or 2nd?” - “Can I monetize this position?” - “Do you know anyone who buys unusual paper?” This is a rough draft of a Seller Intake Form Basic Contact Info - Name - Email - Phone - Company (optional) Asset Type - ☐ 1st Mortgage - ☐ 2nd Mortgage - ☐ CFD / Land Contract - ☐ Seller-Financed Note - ☐ Partial Sale - ☐ non-performing - ☐ Re-performing - ☐ Performing - ☐ Portfolio (Multiple Assets) Collateral Property State: UPB (Unpaid Principal Balance): P&I Payment: Interest Rate: Loan Start Date / Seasoning: Current Status: - ☐ Current - ☐ Behind - ☐ Charge off - ☐ In Foreclosure - ☐ BK Active Asking Price or Expected Yield Do you have a recent title or O&E? @Kareem Aaron Thanks. I was just looking at it and I think I hit every field. I think I'm going to target the seller finance space because I'm direct with a lender that funds Morby/Stack methods and I have a transactional coordinator that specializes in creative transactions. I'm going to work with what I got and work on what I don't have. Happy Holidays

Thanks for creating this community. I really do believe I'm on the right track as far as connecting - Transactional Lending - Creative Transactional Coordinator - Mortgage Note Matchmaker I'm close to tying down a $23M double close and the investor who is running that deal is also involved in the seller carry-back space. I can see the pieces lining up with just him alone.
