Selling Leads?
Hey everyone! Hope youโ€™re doing well. Iโ€™m looking for tips on selling leads. I run an agency for real estate finance professionals (lenders, mortgage brokers, etc.), and I currently have two clients. My ads are performing well, and my clients have both closed good deals with more in there pipelines. However, as a one-man show, I handle all the initial lead follow-up and gather detailed information per lead before booking them, which is looking to be unsustainable as I look to scale without hiring. Iโ€™m considering selling leads instead... If anyone has experience with this approach whos is currently selling leads only, Iโ€™d love to hear your tips on how you frame or sell it! Thanks!

@Uncle Jimmy Mitchell Hey Jimmy Super curious just listening in this, surprised to hear the monthly rate you charge customers. How do you recommend agencies decide on their pricing? Right now I charge $997 a month and only sell the leads also (plus CRM through GHL etc, just the basics). Did you decide to go a bit on the lower end to increase rentention, and with that in mind do you think Iโ€™m priced too high? Keen to hear your thoughts. Thanks Tom

@Uncle Jimmy Mitchell Thanks for the quick answer mate, super insightful. I charge a setup at the moment which increases my LTV of clients, but whatever you guys are doing to charge $5k setups is pretty impressive๐Ÿคฏ
Need help with pricing and contracts
So for context my service delivery is mostly inbound + youtube ads, both of those things take quite some time to start getting results. Thats why ive decided on a refundable upfront fee of 500-1000$, its refundable if they stay the full amount of 6-9 months. But in order to get results they have to put in effort on their side aswell... Is there a way i can structure the contract so that they are incentivized to do the work? Any advice would help thanks.

A refundable upfront 'fee' will make the client feel as though you are holding them at ransom in some regard. I would suggest to frame it as 'pre-purchasing' their appointments, or whichever metric you are charging for on your pay per performance model. ie. if they are paying $100/appt then they pay upfront for 10 appointments and you refund them if they are not hit. You then include in the contract the stipulations on what needs to be done on their end, and if they do not do these items then they will not be able to receive a refund as they haven't held their end of the bargain. Ultimately it's up to you how you want to structure your offer, however that's a model that I know has worked for a lot of agency owners.
Website or VSL?
I've been using a very basic website (glorified business card) that I had someone scrap together for $150. Does anyone suggest using a VSL/funnel-based website instead? and what's the most cost effective way of creating one? Thanks,

@Benjamin Bolshinsky I can provide you a funnel of what you are after, feel free to shoot me a message if you want it. It includes a 'DSL (demo sales letter)' which works really well, or you could replace it with a VSL if you wanted.
Lead generation for outreach
Does anyone actually have a good and consistent way to generate leads for cold outreach without using Apollo or the rest of the softwares? Having real issues at the minute and seems no matter how much I train VA's, they just can't seem to get it even 50-60% accurate and I am having to double check every single contact Basically the same time as doing it myself and I'm doing a third of the amount of outreach I should be Ideally not something that costs a shit load Not looking to just drain money on this either

Hey mate - what is your average close % on booked calls and what is your average client LTV? I have a low cost option I use to get clients for my agency that I could setup for you if the numbers make sense. Also let me know if youโ€™re restricted to clients in certain locations
