I went on bigger pockets website and if you put what you’re looking for in there, they’ll connect you with a DSCR lender. They quoted me 8. Something % though. Much higher for the elimination of a hard credit check. They recommended “Cake Mortgage”
10 Unit in Waco TX
I am very new to Multifamily investing and currently evaluating a deal that a broker suggested to me. It's a 10-unit multi-family in Waco, TX. Current annual rental income is $108,000, and current annual expenses are $70,000. Even though the property has a lot of potential and units are a few hundred dollars below market price in the area, it still seems like it's not the best deal, especially considering the asking price is $1,450,000, and expenses seem quite high. I just wanted some feedback on what some of you experienced investors might have, and make sure my thought process is not out of line. Thank you.

Seems like there wouldn’t be enough to even cover the debt service on a price like that. If you have the MFS calculator, you should plug in the figures and see what it looks like day 1.
Deal in North Central West Virginia
A 9 unit just became available right in my backyard. I’m talking with the listing agent who is a close friend for years and getting some preliminary information. Asking $779,000 so not a large capital raise. Not currently offering seller financing I would love to discuss partnership with an individual or individuals. As it’s my backyard and my wife already manages a family owned portfolio of single family homes in our area it would be self managed by us. @Jayson Ewer Sadly it was snatched up relatively quickly and I never got a chance to submit an offer. Where are you located and are your intentions to invest in this market? There are other deals available in the area.
Question on down payment percentage.
Posted this on Deal Deep dive but got not answers, so reposting it in here… Is 5% for down payment on a 1million dollars deal to little? If yes, what would be a fair percentage? Thanks in advance

Seems low. Banks I’ve been talking to are 75%-80% LTV so 20%-25% down. With seller financing it’s whatever you can negotiate.

@Abigail Florentino I have seen OMs that want 20% and others that are 50%. With seller financing you will have to negotiate what you want. Maybe they want a larger chunk down but can take it easy on the rate or vice versa.
