I found a potential deal
I found a potential deal in Bradenton, Florida. It’s 25 duplexes on the same little compound so 50 units. Each unit is three bed two bath currently renting at $2000 a month. The current owner received it after his brother passed away and now it is in complete disrepair. One of my coworkers lives here. I can contact them to see if they are interested in selling, but not sure how to comp a property like this or what the next steps would be

Deal or no deal

Mulberry Deal - urgent partnership call
Following up now that we have the P&L as well as the inspection report in for the property. I think we have a good deal on our hands, if we can make it happen fast! The deal is a true, partner focused JV. My business partner Brenden and I are hoping to truly leverage the strategy of $0 down since we're new to MFS. A crucial detail is that our $10k earnest money lender only lends through inspection which is up on the 6th of December so we have to move quickly. We're looking for 2-3 capital partners who can come in at ~$50k or $100k to seal the Earnest money and down payment, secured by equity and preferred 8% returns as well as a 70/30 split after refinance. For our $670k Purchase Price, if someone came in with $50k, that would be $4k for the first phase and $8-12k (depending on number of partners) after refinance. Early partners who can help save our deal will get more negotiating power and even better return offers. Would partnering with us on this deal be something you're interested in?

Mulberry deal is under contract-looking for active partners
We just went under contract on a $670,000 deal and are in the study period until Dec 6th. The property cash flows roughly $1,550/month on conservative numbers, and we’ve already received a 75% LTV DSCR loan. We’re looking for 2-3 strong capital partners, with early commitments receiving preferred returns.
