PSA is signed as of tonight! It has been sent back to the broker and awaiting seller acceptance! I am excited to be so close to closing on my very first deal! The property has a PP of $670,000 and is a class B, fully occupied, 6plex multifamily property in Maryland with day one cash flow (14% ROI) with significant upside potential as light value adds are installed and property's rent is brought up to market levels. Present financing structure: -Traditional financing at 80% LTV. -Capital needs of $217,000 for closing costs, projected renovations, and rest of the PP. -Structuring it as a joint venture with preferred terms for early investors. Presently, I am looking for interested partners who can assist with: 1) The initial 10k for earnest money (due in the first 3 days of closing). 2) The capital raise for this deal.
