How is everyone progressing on their land home package business today? Drop a comment on what you're working on or what you're stuck on and we'll work through it together! Updates on our end- We're a week out from starting our road for our Louisburg subdivision- got the NC DOT Approval today to get started! Went under contract on 4 acres last week that will be two more land home packages as long as the soil perks! Soil study should be back within the next 2 weeks Went under contract today on a 5 acre lot in Oxford NC but even though it's a great size lot, it'll only be for 1 build As always, join us at 10am on Thursday for our weekly Q&A! Happy Monday! What are you working on this week? Drop a comment: - Found any land you're analyzing? - Stuck on something specific (zoning, contractors, financing)? - Just researching and figuring out your market? - I'm wrapping up three projects that got delayed from the snow/ice the last few weeks in NC. Finally back at it now that the weather has cleared up. I got my Minor Subdivision Surety Bond for the NC DOT signed and delivered to the DOT, waiting on approvals from them and then can begin building the private road. And last but not least, should be closing on 3 acres in Nash County NC early next week where I'll be building two modular homes. Let me know where you're at. If you're stuck on something I can help with a quick answer or we can save it for Thursday's Q&A.

Working on a 5 acre lot. Split in 2. It’s a scrape and replace with two new mobiles. We also purchased two other mobiles on land we will replace.
Installer Cost - does this look right?
Summary of Bid: - Base setup (set, block, level, tie-down, marriage line sealed): $10,500 - Code-compliant steps: $2,500 - Code-compliant skirting: $2,800 - Inside trim-out: $1,500 - Dirt pad allowance (if required): $1,500 – $2,500 - Permitting: up to $975 Estimated all-in range per home: ~$19,800 – $20,800, depending on dirt requirements. This in Florida If that helps.

This is for a 4/2 1509sqft double Not sure about vapor. It’s septic and well. We bought 2 existing mobiles on 2.5 acres each. We tore down the existing structure. One well is good to go. One septic, we will update leech field. One new septic and well needed
