@Huey L.McGregor Taking another look at it it looks like it’s a new unit so most likely this was a recent purchase. Not sure if it’s a brand new build or remodel could be a brand new on a piece of land it would appear to be fully leased and did a little digging and on Zillow it looks like they’re renting each unit for about 18,000. I think that listing is wrong because earlier it was showing about four or 5000 per unit which is more realistic But again we’re talking LA so who knows I do have a real deal that I’m currently working with my partner on closing. We are looking to bring on one JV partner to own 30% of this deal in Rexburg Idaho so if you or anyone reading this post is interested, please let me know.

We initially explored a more traditional acquisition path, but ultimately pivoted to a Subject-To structure that actually fits this asset much better and preserves flexibility on the capital stack. At this point, the only remaining piece is the right capital/JV partner. We’re looking to work with someone who’s interested in a cash-flowing multifamily asset and sees this as a longer-term hold. The structure we’re offering allows for a few paths — staying in as a passive owner, selling shares back after we increase value, or potentially stepping into a larger ownership position down the line. I’m in the process of structuring a killer deal just weighing options if the capital partner I find wants to partake in the ownership or just cover the downpayment debt position with a partial ownership stake to balance the debt interest on the money. 10% equity ownership plus 5% on the loan amount. this is for someone who has a large portfolio and or the cash to put up $6-7M DM for more details
