The business model for real estate brokers is simple.
Focus on a market of 1000 owners.
Stay in front of them. Provide market reports and success stories.
In many commercial markets the average annual turnover rate is 2.5 - 3.0 %. Frequently, the average owner has 3 properties. 1000 x 3 = 3000. That's 75-90 property sales per year.
If you follow the system, 15% market share is realistic. That's 10-15 sales per year. It's very realistic to own a consistent 15% market share of exclusive listings and sales.
In residential sales, most owners have 1 property. However sales volume is higher. For example, 5-6% annual turnover rate or 50-60 sales per year per 1,000 owners is typical.
Personally, I would shoot for 25% market share or 12-15 sales per year. Considering the fact that almost zero brokers have a market focus, that gives you a huge advantage.
The market doesn't matter. The system applies to all markets.
