A newer agent rule of thumb for contacts per transaction:
12 contacts to 1 lead.
5 leads to 1 appointment.
2 appointments to 1 contract.
2 contracts to 1 transaction.
That’s 240 contacts to 1 transaction.
The sales game is a numbers game, nothing more, nothing less. Play the game to win the game.
My contacts per deal was 500 in 2008. I worked on improving that every year until it reached 100 contacts per deal. I knew I wanted to do 100 deals in 2016, so I went out and spoke to 10,000 people. I did 149 deals that year. Eventually it went down to 17 contacts per listing and deal. It was hard work, and it proved that tracking numbers works.
Tracking is where the real leverage is. The work is not just in the doing but in the reporting. 99% of the agents I talk to don’t track their numbers. When you do, you know exactly what to do each day to reach your goals. There’s no guessing.
Once I realized this, I got excited and went out and executed. Get accountability and rewards for doing your job. Gamify it.
Keep prospecting. The question is: are you willing to work?
