Seller offer

Hi, I'm not sure how to respond to seller. I've contacted another tax delinquent seller through leaddeck.ai. She's just being reasonable she's stuck on asking price of $750k where her house is not even worth close to $600K. I did run comps & also cashoffer but it's not coming nowhere near to what she's asking for. She kept saying no negotiations. I've explained to her that comps that I did it's totally based on recent homes sold in your area similar to yours but she doesn't want to hear anything. All she said was no thank you & have a good day. She has some really good equity & no mortgage. I really want this deal to work out. Any suggestions I'd really appreciate it. Thank you.
