9 FSBO Contacts & 4 "Yes" Responses
Today I reviewed the LeadDeck FSBO Playbook in detail and followed it word-for-word. I sent 9 text messages and got 4 "Yes" responses to the first question; all within 15 minutes. Yay! 🎉I followed up with the second psychological question: "Got it, thanks for confirming. If we brought you an acceptable offer, would you be totally opposed to paying a finder's fee?" I got 3 "No" responses, as expected so I'm working on 3 preliminary offers now... wish me luck!! 🙏🤞 @Josh Schoenly I got one "Yes" response to the second question above, meaning she does not want to pay a finder's fee. I followed up to make sure that's what she meant and got the following reply. "No, not really. We already have many offers without an agent or a middleman. We're willing to pay some commission but not as high compared to agents' rate." How would you reply? 🤔

Happy FriYay, Everyone! 🎉 Quick update on the 4 FSBO leads that said "yes" after implementing the follow-up strategy from @Josh Schoenly: ✅ 2 accepted offers from other buyers on 6/4 ✅ 1 never responded to my follow-up text 🔥 1 agreed to meet today to discuss cash offer options Now for the interesting part... I didn't get the listing, but I walked away feeling great. 💪 The seller had already spoken with at least 50 agents presenting cash offers. I was agent #51, and let's just say he wasn't interested in hearing anything I had to say. 7-Day Stress Free Who? 😂 The appointment took a very different turn than expected. No property tour. No walkthrough. Straight to the table to review offers. Even so, I managed to keep the conversation going for about 16 minutes and uncovered something important: behind those beautiful Zillow photos were more than $40,000 in repairs the seller hadn't disclosed. Talk about a reality check. 😅 While I didn't win the business today, I gained valuable experience handling a frustrated seller, sharpened my communication skills, and learned more about what sellers are dealing with when they've been approached dozens of times with the same pitch. For those of you working cash offers, how are you differentiating yourself when you're agent #51? Would love to hear your best strategies. Have a great weekend, everyone! 🔥💯

16 FSBO Contacts & 4 "Yes" Responses Today
I finished up my deck of FSBO cards by making 15 first-time contacts via text and email and got 3 "Yes" responses. I followed up with another FSBO who ghosted me last week and got a response with the additional information I requested. 🎉 Admittedly, I should have finished this deck last week, but better late than never. 😉

@Nakia Woodson Your deck of cards is found inside of LeadDeck.ai Each time you create a new Lead Target of sellers, buyers, and/or flippers; a deal deck will be created for you. Inside each deck is a group of cards depending on your target. For example, a seller target will have a separate card for each property address with the owner's contact information, sell score, and more... I hope this helps. If not, @Josh Schoenly and @Shawn Lynam make it really easy inside the tool with a lot of videos and step-by-step guides to help us along the way. 😉

UPDATE: @Josh Schoenly I finished my tour of the property and took pictures. The house needs work so the cash offer is best for them. Good news! 🎉 2 hours before my appointment, the owner referred a tired landlord to me, so I'm preparing preliminary offers for her tomorrow.

@James Engstrand Wow, that's awesome. Sandy Springs and Metro Atlanta has grown so much over the years. A massive road construction project was completed last year at I-285 and GA-400 last year. It's like a huge maze now along with all the diverging diamonds everywhere. I feel sorry for the visitors! 😂
