I had an open house on a Friday afternoon. It started off pretty slow so I decided to jump into my LeadDeck and start prospecting for sellers. I had sent maybe a handful of texts (wasn't even calling since I didn't want to be on a call if someone came in..) and within minutes I had a lead call me back. He told me the property I was inquiring about had just gone under escrow BUT he had a ton of vacant land he's ready to offload. Turns out it's around 1,000 acres total in some prime areas!! Time to get to work finding the buyers for it!!

Art's reply: 685k "Would you ever consider an offer on your place on Polo Heights or Oakcrest if it hit your magic number? If so, what would that number look like to make it worth for you?" James's reply: Oak Crest yes. I am still thinking of selling. Believe it or not, I am still in Arkansas. Don't know what the number would be yet. "Well, anytime you think of a number… even if it's outrageous, I'll plug it into our make me sell database! This is tremendously helpful for getting offers off market at sellers price. No commitment and no risk to you. ❤️" James's reply: $300k as is. My plan was to throw $30–$50k into it to get it up into the $350–$375 range. Still have the plan when I return but the numbers may have changed dramatically. Give 'em a try and report back your results (please & thank you) 😃

My full text exchange with David: "I’ve been using LeadDeck.ai to contact expires and so I got a response about what’s the offer and I didn’t answer immediately not because I didn’t want to just didn’t get to him fast enough so he text me back yesterday and said are you still interested in this and I said yeah possibly and I said I needed to get over and take a look at the property and so I did that here about an hour and a half ago. All to say when I got him on the phone and asked him what he was going do with the property and we finished discussing what he wanted for the property. We were literally saying our goodbyes and I said oh by the way you don’t have anything else you have that you might want to sell. He goes well you know there’s 5 acres directly behind that house you went saw today that I would be interested in selling and oh yeah, there is a dental office that I have that I’ve had for a pretty good while that I might be interested in selling for the right price. And I swear to God, Josh I almost forgot to ask him that and I wouldn’t have uncovered. These two other really good deals, possibly…" - David "BRAVO!!!! 👏🏻👏🏻👏🏻 mind me sharing this story with the community?" - Josh "Not at all go for it it just goes to show you that you make sure you ask those questions before you hang up the phone and you never know what you’re gonna uncover cause I almost had to catch my mouth as it hit the ground when he said he had the 5 acres behind the house that’s basically commercial and he had this dentist office he was thinking about selling!" - David "and yet I still seem to forget more frequently than I would like myself" - Josh "My conversation with him was for about at least 30 minutes about the home. I went to take a look at as we were finishing up what he wanted and all that stuff and what I could try to help him market it to different flippers and buying and hold investors. And we were just saying our goodbyes and that’s like I said when I remembered oh you don’t have anything else you want to sell do you know?
