Sub niches

I am in the real estate niche, had a thought the other day which has made me consider venturing into several sub niches. Not sure if this would work so I'm looking for advice. If I was to target property solicitors/mortgage brokers/property valuers/property photography companies, they seem like they'd have similar enough service delivery and customer avatar to realtors, as well as the testimonials still holding weight with each other. I'm not sure if this is just looks good on paper but seems like it could be a bit of a blue ocean niche. Am I shiny object hunting here or does this have potential?
