Quick lesson I’ve learned here:Most deals don’t fail because there’s no money. They fail because the structure doesn’t match the problem.
EMD, double close, stack, echo… each one exists for a specific reason. When you try to force the wrong tool into a deal, title, lenders, or HUD will shut it down fast.
Biggest win for me has been slowing down at intake, asking why the funds are needed, and structuring it right the first time. Saves time, stress, and credibility.
