My journey so far...I signed up for Gator with Pace last October. I listened to the videos, went through the course and then started veering off and tried bird dogging for some people to find them RV parks. I was a bit intimidated by the lending aspect and wasnt sure if I could do it (have been working on my mindset with that). I put the lending on the back burner, hoping I could get a deal faster with bird dogging. I learned a ton and made some amazing connections, but in late January after talking with a Owners Club member, I switched directions back to transactional funding and decided to buckle down and really focus. Since then I have been learning all I can, and have had a few deals submitted that I have had the opportunity to watch almost get to the finishline (thanks Justin and Paul for helping and teaching me so much along the way). I have been so close and I want that first deal and many others so badly, but trying not to feel too much urgency. I know they will come and I continue to do daily outreach, daily phone calls with people I meet on FB, and build my network. Not sure if sharing my journey so far is helpful, but it really is a grind some days and connections are everything. I hope to get that first deal soon just like many of you! I plan to continue staying focused and have noticed as I talk about transactional funding I am way more confident thanks to all I have learned here and this awesome community. Thanks for all the support everyone, we will get those deals!

This guy is asking for EMD and then he says he's vetting me and real quick funds... am I a total newbie or is this crazy? I think real quick funds are the ones that should be vetting him and not the other way around, since he's the one looking for funds. I’d think the lender providing the funds should be the one doing the vetting, not the borrower.

While my focus has primarily been on building my W2 skills, I’m eager to find a process or skillset that reduces the hands-on nature of these investments. One area where I’m excited to learn or improve is understanding the entire process. This includes deal structuring, lead generation, asset protection, and developing repeatable systems. my favorite hobbies are watching sports, spending time with family and friends, and enjoying comedy shows and plays.
