How our Tiers work for you ๐Ÿ“Œ
(updated) As part of the update we moved from two to three tiers. Here is what that means in plain ... Utah English. ๐Ÿฅ‰ Standard โ€” Free (see Note below) Access to the Start Here block. This is your orientation. Get set up, learn how the community works, and see what we are all about. โ›” Note: Members are allowed to stay in this tier for 10 days, at that point if they have chosen to not progress forward, their membership will expire. We are here to take action and move forward. We understand some come to look and see, so we need to keep the community clean from those inactive accounts. This is effective as of July 1st. ๐Ÿฅˆ Premium โ€” $17/month Everything in Standard, plus the full education. That is the ๐Ÿค” Know the Game, ๐ŸšฆGo Get Deals, and ๐Ÿ“š The Library. This is where you learn transactional funding and how to go find and fund deals. ๐Ÿฅ‡ VIP โ€” $97/month Everything in Premium, plus the tools that build this as a business. The ๐Ÿ—๏ธ Deal Machine, your own branded white label site (transactional + primary) with the automated nurturing campaign, โšก Run It Up with the full Morby & Echo education plus playbooks, and ๐Ÿ” The Replays with every recorded live call. One quick note on the names ๐Ÿ“ Standard, Premium, and VIP are the tier names Skool gives us, and we cannot change them. We are keeping the names Skool uses so everything stays consistent, but we know the shift can feel a little confusing at first. That is exactly why this post is here. What this means for you ๐Ÿ‘‡ If you were a Standard member, you stay right where you are, free. Your access is limited to the Start Here block until you upgrade to either Premium or VIP, and then the rest opens up. If you were a Premium member, you have already been moved to VIP to line up with the new structure. You keep the Deal Machine and everything you already had, and you do not need to do a thing. And here is the promise we keep for everyone. Whatever price you are at, that is your price for as long as you renew. Lock in a rate and it stays yours. ๐Ÿ”’

(launches at noon when all changes take effect) If you want to learn transactional funding and build real financial freedom from it, this is the best value you will find anywhere. I mean that. ๐Ÿ’ฏ We spent months on this. ๐Ÿ› ๏ธ We fully rebuilt the content. We added dozens of new videos. ๐ŸŽฅ We added new lessons and pages across the whole classroom. ๐Ÿ“š And we rebuilt the way you learn it, so you do not just read / watch. You learn it, you see real examples, then you teach it back so it sticks and you can go use it. ๐Ÿ’ช Quick heads up so nobody is surprised. Here is where it stops being close. ๐Ÿ’ธ The programs at the top of this market charge multiples of what we charge. Our price lands around 75 to 90 percent lower. Top tier quality, tools nobody else has, at a fraction of the cost. ๐Ÿคฏ I've been told during this refresh that we are pricing way too low and we should at least price Premium at $250 per month. We hear them, and we are flattered but we do not want to lose track of why we are here. We are not here to make a million dollars in Skool fees. That's never been one of our goals. We are here to help our members find financial freedom. Some of us are starting this journey in a tough spot, and when fees climb too high, those fees stop being a healthy hurdle and start becoming a wall that keeps good people out. Our decision is to have a price that demands members to commit to taking their financial freedom serious, but does not become a wall. Financial freedom remains the goal.

and how to lock your rate by June 30, if you haven't already. Last week I promised you the full picture, so here's the updates on pricing. ๐Ÿ™Œ First, a reminder of what we have here. ๐Ÿ”‹ We are refreshing the Classroom. Easier to use, better organized, with new content to help you do more deals. This is a classroom refresh, not a change to anything you count on regarding EMD, Double Close, Morby/Stack and Echo funding deals. ๐Ÿ“ž Live calls every week with our team and guest speakers. Let us know who you want on next. ๐Ÿ‘ฅ The community, and the overlooked value of engaging together and learning from each other. ๐Ÿ—๏ธ Your Deal Machine (see last post) with a custom white label website for all six funding products, Proof of Funds on demand, calendar links and other client engagement, your automated Nurturing Campaign, and more all remain part of the offering. Nothing you value is going anywhere. It will just keep getting better. ๐Ÿ“ˆ Let's not forget the point of this community ... ๐Ÿ‘‰ to gain financial freedom (each of us) Now the pricing shift. ๐Ÿ‘‡ If you are a premium member now, you are grandfathered in at whatever the rate was when you signed up, and that is true for anyone that signs up before this goes live on July 1st. ๐Ÿ˜ ๐Ÿ‘€ I looked into other communities to better understand the offerings in the market. I do this at times to see if there are new things we can offer all of you. This time I did it to see how the market is priced. I found communities with only classroom material and live calls priced higher than our current rate. This made me feel good that we offer a TON more for less. I also found communities that also offer white label capabilities but at 500% to 700% of our price. Oddly, I didn't find any that offered Transactional and HML/DSCR white labeling with automated nurturing campaigns. That makes me feel like we are building something pretty cool in here together. Thank you all for the feedback that keeps making us better (you know who you are). I think it's safe to say we one of the very best deals out there and certainly better than a kick in the butt. ๐Ÿ˜œ

He guessed wrong and it cost him everything ๐Ÿ“ฃ An investor I know borrowed $400K from a private lender to buy a few rentals, No personal guarantee, just the properties on the lineโ€ฆ He felt safe... until a bad year hit and he learned what his loan actually said. More on him in a second. ๐Ÿ“ŒFirst, the thing every borrower needs to understand :- ๐ŸšจThere are two kinds of loans, The difference between them decides how much of your life is at risk when a deal goes bad. โžก๏ธ RECOURSE LOAN You stop paying, The lender takes the property, But if the property sells for less than you owe, they can come after YOU for the rest. Your house Your savings Your other rentals Your bank accounts The property is just the starting point, You're on the hook for the gap. This usually shows up as a "personal guarantee." When you sign one, you're not just putting the property on the line, You're putting yourself on the line. โžก๏ธ NON-RECOURSE LOAN You stop paying, The lender takes the property and that's where it ends, They cannot touch your personal stuff, If the property sells short, that loss is THEIRS, not yours. ( lenders still get tax benefits 99% of the time lol ) ๐Ÿ˜‚ You hand over the keys and walk away, Your house and savings stay safe no matter what. So non-recourse wins every time, right? Not so fast.๐Ÿ—ฟ WHAT MOST PEOPLE GET WRONG๐Ÿคฆโ€โ™€๏ธ A private lender's real safety net isn't your signature. It's the equity in the deal.๐Ÿ“Œ They lend less than the property is worth, so if things go bad, the property alone covers them, That's why some private lenders say "no personal guarantee needed." โ€ฆ They don't want your houseโ€ฆ They just want their money back, and the property usually gives them that. That's why non-recourse is more common in buy-and-hold ( and DSCR loans too ) than people think. ๐Ÿ“ŒTHE CATCH NOBODY EXPLAINS๐Ÿšจ Even a non-recourse loan has rules that cancel your protection:- Lie on the application Hide rent Trash the property. Pull a fake bankruptcy to stallโ€ฆ Strip the place before you hand it back.
