If you are crazy 👀 ... and doing asset backed lending ...
👉 I highly recommend you add attending The Real Deal with Heather Kiddo & Team to your schedule if you are in SubTo ✌🏼 or Gator 🐊. 🎲 Subordinate (aka Gap, PML, second position, etc) is one of the highest risk ☠️ forms of lending. To add flavor to that statement, let me share that I am an owner in a debt collections business that has to reject 🙅‍♂️ potential clients daily because there are so many people with gap deals that have gone south 🪫 for one reason or another. 🗝️ The key to doing this well, and lower the risk of losing money, is to get very educated and learn from a variety of people that have been lending actively for years. 🦾 Be safe out there❗... and avoid deals where "they so poo poo" 🚽

🔥 Love this post — facts only. Subordinate lending can be risky — but when you’re armed with the right education, underwriting, and community, it becomes a powerful wealth tool. Let’s stop funding “poo poo” deals 🚽 and start structuring like pros.
Lesson Learned
Quick lesson I’ve learned here:Most deals don’t fail because there’s no money. They fail because the structure doesn’t match the problem. EMD, double close, stack, echo… each one exists for a specific reason. When you try to force the wrong tool into a deal, title, lenders, or HUD will shut it down fast. Biggest win for me has been slowing down at intake, asking why the funds are needed, and structuring it right the first time. Saves time, stress, and credibility.

Welcome @Vicki Stanley 👋 One thing I’ve learned so far in this community is that speed matters, but structure matters more. Most deals don’t fall apart because of lack of money, they fall apart because terms, timelines, or expectations weren’t clear upfront. Ask questions early, get comfortable saying no to shaky deals, and lean into the Gator mindset of solving problems while protecting capital. Glad to have you here. Happy to connect and compare notes as you grow.
