Down payment funding
Does RQF only fund DP on a stack method? I have an investor asking about a potential scenario and I just want to be verify I answer him correctly. I believe he’s asking about funding DP on a fix and flip. “Let’s say I need $50K for a down payment your fee would be $2500 correct? What is the time frame on getting your money back to you?”

@Paul Brown thanks Paul! I am just responding to him so you just helped me with the right language.
Who are our Gap lenders in here?
We decided a year ago to exit this space, so I'm always interested in who is doing this kind of lending currently. Not interested in brokers, just lenders. 😁

Interested too 😄
Tonight's Call
I need to fly out at 5 AM tomorrow, so I pushed in one more call tonight to go through some real PSA contracts together, and allow for Q&A time. I look forward to see you all tonight! [Edited] Start Time moved to 6:30 PM MT Call Topics by Request: - The pitch to move a Gap deal into a Morby Method deal - Review real PSA documents in our system for the Initial Review items (practice, practice) - TBD

Looking forward to the call! Can’t believe you’re still making time for us even though you’re flying out early! 👊🏼
From no reply to hopping on a call.
I wanted to take some time this morning to share what I believe is an effective approach and delivery when reaching out to a potential client. Attached below is an example from just the other day. I originally saw her post and reached out, but didn’t get a reply — because, honestly, it was a poor approach on my part. After doing a bit more research, I realized she was someone I genuinely wanted to work with. I readjusted and went back to the post, asked a few thoughtful questions, and provided a bit of value — something she didn’t already have. I also explained that I was looking to build a partnership, not just fund a single deal. I was excited when I received a response (no one else received a reply from her, despite 18 comments). Things went well from there, and I followed up with another message. We ended up hopping on a call to discuss what working together would look like, and she should be submitting a deal this week. As we closed out last year and move into this year, outreach has been a major focus for me. Please feel free to comment on this post if you have any questions so the community has something to reference moving forward.

@Joseph Giglio got it. Thank you for clarifying. I guess I was asking about the step before your initial comment. Did she post a deal and then you made your first comment? I’m only asking to gain perspective on how other people might be identifying a post worth engaging with a potential borrower?

@Joseph Giglio got it ok. I see those all the time. Always great to learn what others are doing. Thank you!
Hello! My name is Yadriel
I’m from DFW TX & decided to begin investing in real estate early December. I’m glad to have found this group and look forward to learn the deal flow of transactional lending. Away from work, I like to show my toddler new activities along with my wife. Loving the dad life. Definitely an early bird

I’m in DFW too. Welcome Yadriel!
