PMLs keep getting requested...
I've gotten 5 requests for PML's in a week. Not sure what to do or where to send them. I think Pace talks about Investor Loan and a white label? I am trying to focus on EMD, Double Close and Morby, but this is what the universe is sending me. I think Paul you said you farm these out or pass off...wondering where to? I want to connect and keep people happy with my referrals as well because you never know when they will want that EMD or Double close and I want them to think of me. Curious what others are doing or what your recommendation is Paul. Thanks.

I am becoming more comfortable with posting to social, but haven't had much happen with that yet. Going to keep going. I know people keep seeing my name more and that will help. Commenting on posts vs sending direct messages has allowed me to somehow bypass FB jail and connect and have conversations with many bc they start the DM.
Creative real estate deals really surprise me. 🤯
People buying properties with $0 out of pocket using structures like Morby-style methods — and when the pieces line up, it actually works. Do you think it’s a good strategy? In what situations do you feel this approach is most beneficial?

@Paul Brown would love to learn. I want to move into a different home and I keep thinking there has to be other ways to buy without a bank, but I don't get it.

We funded a $10k EMD in Alaska today — it was a bloody long road. 🏔️ The title company wanted us to sign a third-party funding agreement that would’ve stripped us of any claim to our EMD. Their attorney rejected our title acknowledgement and said we couldn’t fund unless we signed their document ("not gunna happen"). We told the borrower we’d look for options, 📞so I called an Owners Club contact in AK for an alternative "creative" title company, and unfortunately, the one person that did these deals started the holiday early and was already out the Wednesday before Thanksgiving. We kept pushing the original title company with alternatives. By the start of this week they finally gave ground — giving written answers to our process questions and an email confirming we didn’t have to sign their third-party agreement. We funded. Lesson: Don't give in on our funding standards, Insist on written confirmations, lean on your network, and be persistent — "what we bring to any deal we bring to every deal." 🛡️ Also — we’ll sleep better with a few $10M DC deals to offset this one. Anyone got a few? 😂💰
