Cold Outreach Call - Cancelled Tonight
Hey everyone! Quick heads-up: tonight’s usual Tuesday cold outreach call is just going to be off for this week. I’m stuck further away than expected and can’t get back in time. We’ll pick right back up next Tuesday night as usual. Thanks for your understanding, and see you all next week!

Social posts, where are you posting?
Is anyone using LinkedIn? I saw a gator post about using LinkedIn in and curious of thoughts on cold outreach there. I primarily connect in FB, but wondering about other platforms? Thanks

LinkedIn has groups and you can 100% use it like FaceBook. It might be more of a blue ocean of opportunity. I'm curious to hear about your experience there.
It’s making sense now
You may be thinking this to yourself, maybe not. I’m new to the game, but I’m learning very quickly. I’ve gone through the gator method program and wondered why underwriting was a focus. I’m glad it is because it’s a valuable skill to have. In my limited experience so far, I’ve been approached multiple times with deals From wholesalers, and every time so far they have a contract that doesn’t make financial sense for an investor. This also brings into focus why borrowing using pace‘s money or real quick profits has a fee associated. If I can say one thing, it’s learn how to underwrite a deal and don’t be afraid to ask the person bringing you the deal for all of the details. It’s tempting to just get something started just for experience, but it seems to me making sure the deal is good and the likelihood of it closing is high. Is of the upmost importance to be successful with EMD.

Good point. On the "escrow backed" funding side of the house there is less of what's traditionally called "underwriting" but it is critical, as you mentioned, that we all get good at the initial review of a deal to make sure contracts are signed and it's ready to go through the process. It's all practice.
What to charge
I got asked what I charge to lend $10,000. I told him to be fair. It really depends on the deal. He wants to know just a ballpark figure if it was a cut and dry 30 day EMD and I’m loading $10,000. What would be recommended?
