Here’s the play—and why it still works like a cheat code. The Open House Idea (Steal This) This only works when you actually have leverage: - Brand-new listing - Heavily discounted - Something the market will pay attention to When that’s in place, you go HAM on the open house. What I’ve done: - Taco truck parked outside - Local companies sponsoring (coffee, dessert, title, lender, inspectors) - Real traffic. Real conversations. Real buyers (And Fake ones) Back in the day, I even had Tesla bring cars for test drives at an open house. This was before Tesla was Tesla. They needed exposure. I needed attention. Win-win. Here’s the part agents miss: You don’t need Tesla. You call any dealership or company: - New model rollout - Slow month - Local manager who wants eyeballs You pitch it as free exposure + qualified foot traffic. They show up. Every time. Why This Works - It’s not a gimmick—it’s experience marketing - Buyers stay longer - Neighbors come “just for tacos” - Agents remember who actually does interesting things - Sellers feel like you’re going above and beyond Most open houses are: A sign, a flyer, and an agent scrolling Instagram. 🤔... the last open house i went to was literally just a sign, a flyer and an agent coughing while the lender actually talked to me more... no taco trucks, light on details for the house... hmmm I need to start just stalking @Joshua Massieh 's open houses... sound way more fun 😆

Open Houses Done Right We had 100+ guests this past weekend from open houses. Booked 10 buyer consults. Met a ton of neighbors. Ran through Live Buyer Consults during the open house to get other buyers intrigued Yes, the price point got them in the door. What happened after they walked in is the real difference. Step 1: Control the room. Greet everyone. Make it clear you’re the one-stop shop for the home and the area. Yes—this means you actually studied the house and neighborhood. Step 2: Capture data (casually). Start with their name when they walk in. From there, guide the conversation to get email and phone naturally. ex: I can send you the buyer cheat sheet for this neighborhood—what’s the best email? Step 3: Follow up immediately Monday follow-up is mandatory. But when they leave? Send a personal video text the same day. Step 4: Ask for the consult: Be ready to book a buyer consult on the spot. Aggressive, not pushy. Bottom line: Don’t just stand at an open house WORK THE OPEN HOUSE
