- Brand-new listing
- Heavily discounted
- Something the market will pay attention to
When that’s in place, you go HAM on the open house.
What I’ve done:
- Taco truck parked outside
- Local companies sponsoring (coffee, dessert, title, lender, inspectors)
- Real traffic. Real conversations. Real buyers (And Fake ones)
Back in the day, I even had Tesla bring cars for test drives at an open house.
This was before Tesla was Tesla. They needed exposure. I needed attention. Win-win.
Here’s the part agents miss:
You don’t need Tesla.
You call any dealership or company:
- New model rollout
- Slow month
- Local manager who wants eyeballs
You pitch it as free exposure + qualified foot traffic.
They show up. Every time.
Why This Works
- It’s not a gimmick—it’s experience marketing
- Buyers stay longer
- Neighbors come “just for tacos”
- Agents remember who actually does interesting things
- Sellers feel like you’re going above and beyond
Most open houses are:
A sign, a flyer, and an agent scrolling Instagram.
