@Alberto Gonzalez i currently own 2 SFR in Memphis and my contacts let me know about this duplex. It is owned by a corporation from Florida that owns 272 properties in MO, TN, OH, FL, etc. So, back in November, it was offered at $139,900; then in January 2025 went down to $126,000. My contractor called to let me know of this deal, and i did not want to pursue it because i am focusing on MF properties. I sent a LOI for $120,000 and took the offer. This duplex is cash flowing with the potential to increase rents up to $1,700 ($850 per door). Blessings !!!
