Pebble vs Stride
Listening to a podcast from October 2025 where Clay recommends pebble I’m wondering if that still stands true in January 2026 for a newbie? Let me know what y’all are experiencing today.

I've used Follow Up boss also. It's a very good CRM, with good communication built in - but it's not land focused. I think it was designed for Realtors ?

One other difference between Stride and Pebble. Stride doesn't have a mail house integration like Pebble does and so letters and postcards have to be sent by an external mail house such as Rocket Print. I find the built in mail house in Pebble to be very helpful, however, Stride are introducing this capability later this year.
🧠 How to Subdivide Land (Simple Checklist)
☐ Confirm zoning + minimum lot size ☐ Verify legal access for every parcel ☐ Check utilities (or confirm off-grid viability) ☐ Price out survey + plat map ☐ Identify minor vs major subdivision ☐ Validate end-buyer demand + pricing ☐ Choose your exit before you buy ☐ Underwrite for a 6–9 month timeline Rule of thumb: ☐ Post-split value ≥ 1.8× total costs → move forward Subdividing isn’t risky. Guessing is. Comment “Done” if you’ve already completed a subdivide deal, or “Learning” if this would be your first one.🚀👇🏻

Neutral Letters vs Blind Offers
Is anyone doing Neutral Letters ? I am struggling to get enough volume to send Blind Offers. I am trying to mail around 12,000 per month, but when I start to price the lists in zip codes and polygons I find I only end up with around 2,500 Blind Offers per month and I have to supplement my mail campaigns with Neutral Letters just to get the volume of mail up.

I'm Peter Torrance, living in the foothills of Canada and investing in USA. Originally from Scotland I worked as an Engineer in Canada for 30+ years. Started wholesaling houses 11-years ago and moved to land a few years ago. I'm looking for accountability and to scale.
