HELLO!!
Now that I'm able to post, I'd like to introduce myself. I was recommended by a friend to join this group, she said there's a good bunch of people here. For the short time I've been here, I have to agree with her, you guys really support each other and cheer each other on. It's really great to see. I myself am not a wholesaler, I'm a lender. I lend money for earnest money and double closes. I'm looking to partner with 3-4 wholesalers in 2025 to help them grow - don't let the lack of capital be the barrier to that growth. The other reason I'm here is because I want to learn how else I can help wholesalers grow, outside of lending money. I believe if I understand your business better, I can be a better partner/resource for you. I'm looking to build relationships before business. I'd love to connect with as many of you as I can and learn how else I can help. I've been around real estate for a long time, I was a licensed home inspector for seven years and I'm an energy efficiency professional. I know single family and multifamily buildings. Let's connect!

@Benjamin Izquierdo id say about 60% of them right. if you spend a little more time investigating the skip trace, you can bump the number up a little

Delinquent Tax question
Hey guys! I have a list of 42 Delinquent Tax properties in my area. Generated from XLeads. What is the best way to approach these potential sellers? I'm filtering for Absentee Owner as well but am open for direction. Any thoughts? Thanks.

@Linnie Taylor Preforecloures tend to have a lot of bill collectors and telemarketers calling them already. This leaves them less likely to answer an unknown number. Texting and RD4D has a better contact rate with preforclosures
