How to Wholesale with $0!!!

Who here has wholesaled a rental turnkey ready home and or what are your thoughts and opinions on it? Owner feels his property is rental turnkey ready not a fixer upper. The property is a duplex. He was renting out one side of the duplex for 2k and the other side he was living in. He bought the home in 2024 for around roughly 360k and he said he’s still paying mortgage on it today. He feels the property could easily rent out for 4k a month. He’s trying to avoid MLS but his property has been on market for 84 days. Is it worth my time?
